California Ridge to Change Management Companies

California Ridge will be changing HOA Management companies. Please see the message below, which matches the contents of the attachment you may have received via email.


Dear California Ridge Home Owners,


The Board of Directors has voted to change management companies to Homeowner

Association Services. HAS is headquartered in San Ramon, but they are opening an

office in San Jose, near the old Compass Management building. The Board has met

with the HAS team and they are very impressive. They focus on customer service, and

they communicate very well. We will start with HAS on December 1, 2024.


The main reason for leaving RowCal is their lack of communication, and they appear to

be nickel and diming us for services that were part of our contract with Compass.

RowCal prefers to transition our vendors to their vendors. It’s very possible that our

costs will increase, and services will decrease if we continue with RowCal.


What’s up with the monthly dues increase? The primary reason for the dues increase is

to prevent a special assessment. No one wants to participate in a special assessment.

Our monthly expenses have increased, and we are in the middle of a roofing project. In

the future, the Board is hoping to decrease dues. We will be prepared to present ideas

to the association after the roofing and painting projects are complete.


What is the status of the roofing project? The roofing project is now 50% complete. We

are hoping that as more roofs are replaced, the repair costs for homes with tile roofs will

decrease. We will start phase 4 of the roofing project in Spring 2025 and will continue

for the next few years. After the roofing project is completed, we will move to a painting

project. Speaking of painting, when was the last time you had your home inspected for

termites and dry rot damage? It is recommended to have homes inspected for termites

every few years. It’s a great idea to have your home inspected and repaired before the

painting project starts.


Safety: The Board and management are working on projects to make California Ridge

safer. The landscape company is filling in gaps with dirt. The next phase of the project is

to fix uneven sidewalks. Finally, we approved our cement vendor to repaint the speed

bump stipes.


Landscape Update: The landscape team is working hard completing small projects

while working with a very tight budget. The goal is to make incremental improvements to

help maintain the beauty and charm of our community. The focus over the summer has

been to fix any leaks in the irrigation system and to make sure the water system is

working properly. This should result in lower water bills and greener landscape

throughout the community. Later in the fall, our tree service vendor will work throughout

the community trimming trees.


Communication: Currently we are not releasing a newsletter because this is now an

extra cost to the association with RowCal. We plan to resume the newsletter after the

new year. In the meantime, please attend Board meetings to remain up to date with

association business.


Fines and other business. The management company randomly visits the community to

check for violations. The most common violations that the Board reviews each month

includes homeowner/renter parking in visitor parking, garbage cans left out, dog poop in

the common area, trash and other items stored in the common area, and external

changes without Architectural approval. These violations take Board time to discuss,

and the added expenses are passed down to the homeowner in violation.


Please do not park in visitor parking, clean up after your pets, do not leave trash near

the side of your home, and do not make changes to the exterior of your home without

Architectural approval. If you rent your home, please remind your tenants of the HOA

rules and regulations. Ultimately homeowners are responsible for any violations.
